Ben Latusek
Ben Latusek is a real estate investor focusing on commercial multifamily properties in the midwest. Ben grew from 0 to 17 units in 2022 while finishing his Master’s of Business Administration and Mechanical Engineering Degrees from Iowa State University. During Ben’s time at Iowa State University, he also played Power 5 Division 1 college football for the Cyclones. Through his athletic experience, he learned the value of team building, leadership, a powerful vision, perseverance and discipline. From Ben’s MBA experience, he received a finance specialization where he focused on commercial real estate finance. It was at this time where Ben found a passion for commercial real estate and the opportunities for financial freedom that it brings. Today, Ben manages his whole real estate portfolio and has experience in the complete asset management process from acquisition to disposition.
John Latusek
John Latusek is a real estate investor focusing on commercial multifamily properties and farm land management in the midwest. John has been managing farm land in 2 separate states for over 20 years. During this time, John has grown his portfolio, optimized his current holdings, and retained strong relationships with renters. John worked nearly 30 years as a mechanical engineer. Most notably, John worked as a Product Validation and Verification Engineer for John Deere where he collaborated with engineers worldwide to validate John Deere medium and large tractors to meet requirements in different countries. Now, John works closely with Ben as a consultant and mentor where he infuses valuable asset management and property maintenance experience. John has completed extensive property renovations, has a great attention to detail, willingness to drive constant improvements.

The University Apartments are a 13 unit, 1924 vintage multifamily property located in the Waveland Neighborhood of Des Moines.
Key Points:
The University Apartments were acquired in 2022 by the team. The property had been mismanaged and allowed for value-add through operations
The property is located in the desirable Waveland neighborhood of Des Moines, Iowa. This neighborhood has some of the most beautiful old homes in the city. The apartments are also located near a shopping center, bus line, and one of the busiest roads in the city.
The property has all 1 bed / 1 bathroom units that are roughly 600 square feet. The team inherited low rents and opportunity to boost income through reducing expenses. The business plan for these apartments that includes a modernization project while keeping fixtures and finishes that match the 1920's structure.
